Pricing & Revenue Management

  • Set daily/weekly/monthly prices based on demand, seasonality, market trends, and competitor benchmarking.
  • Implement dynamic pricing strategies across all units.
  • Adjust minimum stays, restrictions, and promotions (e.g. Genius, last-minute, early-bird discounts, custom promotions).
  • Manage occupancy goals and revenue targets across all booking platforms.

Listing Optimisation (Airbnb, Booking.com, VRBO, etc.)

  • Improve listing ranking by optimising:
  • Titles, descriptions, and photos
  • Amenities and policies
  • Review responses
  • Ensure availability calendars are perfectly synced across all platforms.

Performance Monitoring & Market Analysis

  • Track and report on key metrics including impressions, CTR, conversion rate, booking trends, RevPAR, and occupancy percentages.
  • Identify underperforming listings and provide actionable solutions.
  • Monitor competitor rates in real time.
  • Analyse local occupancy trends, events, holidays, and seasonal patterns.
  • Conduct monthly benchmarking reports.

Cross-Team Collaboration

  • Work with the reservations team to adjust prices based on demand patterns.
  • Make recommendations to management on portfolio improvement and revenue opportunities.
  • 2–3 years of experience in revenue management, reservations, or short-term rental operations.
  • Strong understanding of Airbnb, Booking.com, and OTA performance metrics.
  • Experience with dynamic pricing tools such as PriceLabs or Beyond Pricing.
  • Background in data analysis or operations is preferred.
  • Excellent analytical, communication, and problem-solving skills.
  • Ability to work independently and manage multiple tasks with minimal supervision.
