Estate Maintenance & Operations

  • Perform daily checks to maintain the estate as clean, well-kept, and aesthetically pleasing.
  • Oversee landscaping, cleaning, plumbing, and electrical work for the whole estate.
  • Ensure security protocols are strictly enforced (such as CCTV, gate access, and guard patrols).
  • Prepare and oversee estate budgets, ensuring that spending is in line with approved allocations.
  • Maintain a petty cash account and reconcile reports on a regular basis.
  • Coordinate major repairs and renovations with external contractors.
  • Check estate water, drainage, and sewage systems are functioning properly.

Occupancy & Tenant Management

  • Actively market the estate for short-term and long-term tenants.
  • Manage tenant screening, onboarding, and lease facilitation agreement.
  • Provide high levels of tenant satisfaction via the resolution of issues, complaints, and maintenance requests.
  • Conduct house inspections upon the departure of tenants to ensure compliance with the lease agreement.
  • Organize tenant engagement programs for the fostering of a robust sense of community.
  • Enforce estate rules and log breaches and resolutions of conflict.

Security & Emergency Response

  • Implement and maintain 24/7 estate security.
  • Be on call for fire emergencies, water leaks, security intrusions, and structural emergencies
  • Train estate staff and residents in emergency procedures and safety protocols

Reporting & Communication

  • Prepare weekly and monthly reports outlining the performance of the estate on the maintenance, occupancy, security, and finance aspects.
  • Maintain open communication lines with homeowners, owners, and stakeholders to update them on estate operations.
  • Give advice and suggestions for maximizing estate services and tenant retention.

Requirements

  • Demonstrated experience in estate management, property maintenance, or facilities operation.
  • Strong capability to handle operations, budgeting, and organizing maintenance activity.
  • Strong sales and marketing skills to achieve high occupancy rates.
  • Understanding of tenant management, lease contracts, and legalities.
  • Ability to train, manage, and assess estate staff (cleaners, guards, landscapers, etc.).
  • Strong communication, organizational, and leadership skills.
  • Knowledge of property management software and reporting tools is a plus.
  • 2-5 years of relevant work experience
  • A bachelor’s degree in Engineering, Real Estate, Marketing, Project management- 2nd Class Upper Honours
  • High School-Minimum B+ mean score
  • Professional qualifications in either estate management, Valuation, facilities management or related courses.
