Role Purpose

The Facilities Manager (Facilities and Security) is responsible for ensuring that Tropical Heat’s facilities, infrastructure, and working environments are safe, secure, compliant, and well maintained across all sites. The role supports uninterrupted operations by managing buildings, utilities, contractors, and security operations, while creating a clean, organised, and productive environment for Employees, visitors, and assets.

Facilities and Infrastructure Management

  • Manage the day to day operation and maintenance of all Tropical Heat facilities, including factories, warehouses, offices, and external areas
  • Ensure buildings, utilities, and infrastructure are maintained to required standards
  • Plan and manage preventive maintenance schedules to minimise breakdowns and operational disruption
  • Coordinate repairs, refurbishments, and minor construction works

Health, Safety and Compliance

  • Ensure compliance with health, safety, fire, environmental, and statutory requirements
  • Carry out regular site inspections, risk assessments, and safety checks
  • Maintain accurate records for licences, inspections, and certifications
  • Act as a point of contact for regulators, inspectors, and auditors

Security Operations and Risk Management

  • Develop, implement, and enforce site security procedures and standards
  • Ensure effective access control for people, vehicles, and goods
  • Identify security risks and vulnerabilities and implement mitigation measures
  • Manage incident response, investigations, and reporting

Physical Security and Asset Protection

  • Oversee guarding services, patrols, and site security operations
  • Ensure effective use and maintenance of CCTV, alarms, access control systems, and perimeter security
  • Protect raw materials, finished goods, equipment, and Company property
  • Support loss prevention initiatives across manufacturing, warehousing, and distribution

Contractor, Guard and Vendor Management

  • Source, appoint, and manage external service providers including security, cleaning, maintenance, waste management, and landscaping
  • Manage security guard deployment, performance, and discipline in line with Company standards
  • Monitor contractor performance, service levels, and costs
  • Ensure contractors and guards comply with Tropical Heat safety and site rules

Utilities and Site Services

  • Manage utilities including electricity, water, fuel, generators, and other site services
  • Monitor consumption, costs, and efficiency, and identify cost saving opportunities
  • Coordinate utility connections, outages, and upgrades

Housekeeping, Security and Site Standards

  • Ensure high standards of cleanliness, organisation, and presentation across all facilities
  • Oversee site security discipline, access control, parking, and visitor management
  • Support staff facilities including washrooms, canteens, changing rooms, and common areas

Asset and Space Management

  • Maintain an accurate register of facilities and security assets and equipment
  • Support space planning, layout optimisation, and site improvements
  • Coordinate office moves, expansions, and site reconfigurations

Budgeting and Reporting

  • Prepare and manage facilities and security budgets
  • Track costs, approve invoices, and report on variances
  • Provide regular reports on facilities condition, security risks, incidents, and improvement actions

Collaboration and Support

  • Work closely with Operations, Production, HR, Finance, IT, and Logistics teams
  • Support new site set ups, expansions, and special projects
  • Act as an escalation point for facilities and security related issues

Key Skills and Competencies

  • Strong understanding of facilities and security management within a manufacturing or industrial environment
  • Practical knowledge of health, safety, fire, and security compliance requirements
  • Ability to manage multiple sites, priorities, contractors, and guard teams
  • Strong organisational and problem solving skills
  • Commercial awareness and cost control mindset
  • Clear, firm, and professional communication style
  • Hands on, proactive, and solutions focused approach
  • Diploma or degree in Facilities Management, Engineering, Building Services, Security Management, or a related field
  • Minimum five years’ experience in facilities management, with responsibility for security operations
  • Experience managing contractors and security service providers
  • Knowledge of statutory safety, fire, and security requirements
  • Comfortable using spreadsheets, maintenance logs, and reporting tools
