Role Summary:

We are seeking a highly motivated and experienced Property Manager to lead and manage a 24- unit 1-bedroom apartment block operated as short-term rentals. The manager will be responsible for setting up, launching and operating the property to achieve high occupancy, guest satisfaction and profitability.

Key Responsibilities:

Setup & Launch

• Create listings on Airbnb, Booking.com, and other relevant platforms
• Coordinate with photographers, copywriters, and interior stylists to prepare listings
• Set dynamic pricing using tools or manual strategies

Operations & Guest Management

• Oversee guest check-ins and check-outs (This should be done through software platforms but should oversee the implementation)
• Respond to guest inquiries and resolve issues promptly
• Ensure apartments are clean, stocked, and ready for occupancy at all times

Staff & Vendor Management

• Hire, train, and manage housekeeping, maintenance, and security personnel
• Coordinate with laundry (in house), pest control, and other service providers

Revenue Management & Reporting

• Monitor occupancy and adjust pricing for maximum income
• Prepare monthly reports on revenue, expenses, and bookings
• Track maintenance costs and manage operating budget

Compliance & Quality Control

• Ensure property complies with Airbnb/Booking.com standards and local laws
• Handle licensing, insurance, and tax filings related to short-term rentals
• Implement standard operating procedures for quality control

Maintenance Oversight

• Conduct regular inspections and schedule repairs or upgrades as needed
• Maintain building infrastructure, plumbing, electricity, internet, etc.

Attributes:

• Proven experience managing short-term rental properties (Airbnb, hotels, or serviced apartments)
• Strong knowledge of property management and investment strategies
• Financial management
• Excellent customer service and communication skills
• Leadership and team management skills
• Ability to work independently and make data-driven decisions
• Experience managing 10+ units on Airbnb or similar platforms
• Familiarity with the Mombasa market and tourism trends

Key Performance Indicators

• Occupancy rate
• Maintenance request resolution time
• Net operating income
• Maintenance cost per unit
• Revenue per available Room (RevPAR)
• Average days to lease
• Booking lead time

Qualifications

• Bachelor’s degree in business administration
• Certificate in Certified Property Manager (CPM) or Real Estate Management (REM) will be an added advantage
• Tech-savvy with experience using property management software (e.g., Hostway, Guests, Lodgify) and dynamic pricing tools
