Our client is a leading prestigious, innovative, and rapidly growing real estate company based in Nairobi, Kenya. They are seeking to hire a Project Manager who will lead and oversee the delivery of the company’s residential, commercial, and mixed-use development projects, including high-rise developments. The role ensures projects are completed on time, within budget, and to the company’s luxury standards while maintaining strict compliance with Kenyan regulatory, safety, and quality requirements.

Role Responsibilities
Project Planning & Execution
- Develop detailed project plans covering scope, schedule, budget, resources, and delivery milestones.
- Set project milestones and KPIs to track progress and performance.
- Monitor and control project activities to ensure timely completion and quality delivery.
- Manage construction of high-rise buildings from foundation to handover.
- Ensure full compliance with contract requirements, statutory approvals, and the company brand standards.
Construction & Technical Management
- Oversee structural, architectural, and MEP coordination across all project phases.
- Review and approve construction methodologies, shop drawings, material submissions, and technical proposals.
- Monitor quality control standards, workmanship, and site safety compliance.
- Ensure works comply with approved drawings, specifications, and engineering standards.
- Coordinate consultants, contractors, and subcontractors to ensure seamless integration of design and execution.
- Proactively resolve construction challenges, technical conflicts, and site constraints.
Regulatory Compliance, HSE & Statutory Approvals
- Ensure full compliance with Kenyan Government, Nairobi County, and all relevant regulatory authorities.
- Manage approvals and inspections from bodies such as NCA, NEMA, County Government, Fire Department, utilities, and relevant agencies.
- Enforce Health, Safety & Environment (HSE) policies and site safety standards.
- Ensure projects meet environmental, occupational safety, and building compliance requirements.
- Maintain accurate compliance documentation and statutory records.
Budget & Cost Management
- Prepare, monitor, and manage project budgets and cash flow forecasts.
- Approve procurement plans, contractor valuations, and payment certifications.
- Control costs while maintaining quality, safety, and luxury standards.
Team Leadership & Stakeholder Management
- Lead multidisciplinary teams including engineers, architects, consultants, and contractors.
- Drive collaboration, accountability, and performance across project teams.
- Resolve stakeholder issues promptly and professionally.
- Mentor junior team members and promote a high-performance culture.
Risk & Issue Management
- Identify, evaluate, and mitigate project risks proactively.
- Develop contingency plans to protect timelines and budgets.
- Make timely decisions to address technical, commercial, and operational challenges.
Client Engagement & Satisfaction
- Serve as the primary point of contact for clients and investors.
- Conduct progress meetings, site inspections, and client briefings.
- Ensure client expectations are met or exceeded throughout the project lifecycle.
Reporting & Documentation
- Prepare comprehensive progress reports for senior management.
- Maintain accurate project documentation, approvals, contracts, and correspondence.
- Capture lessons learned and continuous improvement practices.
Qualifications & Experience
- Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or
- related field.
- Minimum 12 years’ experience managing real estate development projects.
- Proven experience delivering high-rise buildings (minimum G+10) and managing
- multiple projects simultaneously.
- Strong technical understanding of reinforced concrete structures, architectural coordination, and MEP systems.
- Demonstrated experience in regulatory approvals and compliance within Kenya.
- Strong knowledge of construction methodologies, building codes, and luxury development standards.
- Proficiency in project management tools (MS Project, Primavera, Procore or equivalent).
